La Zenia is reputed to be one of the nicest locations on the Costa Blanca. It is located about 11km south of Torrevieja in the Alicante province of Valencia, mainland Spain. Many people regard La Zenia as one of the best places to own a property as it caters equally for holiday makers as well as residents wanting to live, work or retire in Spain. One of the main reasons for its popularity is down to the extensive amenities and facilities; shops, bars, restaurants, beaches and an abundance of properties matching all price brackets and styles. The proximity of the town means you can take advantage of the many Blue Flag beaches and yet walk just a few minutes to one of Europe's biggest shopping centres, Zenia Boulevard.

Why La Zenia

For more than 10 years La Zenia has benefited from extensive expenditure on its infrastructure and its surroundings. The town is as vibrant in the quieter months as it is during the peak seasons. The percentage of permanent residents is one of the highest in the area, meaning you will still have a neighbour to talk to all year round! This also goes for the rest of the facilities such as bars and restaurants which tend to close in less popular areas, leaving you in a ghost town out of season. Add this up and you get a feeling of security and permanence as well as helping to provide all year round job prospects.

Each year the town grows bigger and stronger. House prices rose more in La Zenia than the Spanish average and while the rest of Spain complained about the crisis, La Zenia saw 2500 new direct jobs created thanks to the new shopping centre, Zenia Boulevard. This increase in the local population had a knock on effect where more workers spent more money in the area. Local shops, bars and restaurants started to see increases in sales due to the new workforce spending which had its own knock on effect creating more opportunities. As the new workforce migrated to the area from other parts of Spain these people brought their families with them and they needed places to live which has boosted our local property market. Property prices stabilised and have shown signs of recovery making La Zenia one of the best locations to invest and own property.

Not all of La Zenia's success is down to the shopping centre; the location, facilities and the quality of properties and well-kept urbanisations have created interest from people all over Europe. Changes in economies that have led to the release of capital to buy second homes and better exchange rates have also contributed to La Zenia being a firm favourite for that place in the sun.

La Zenia's reputation is also growing; some years ago La Zenia was a little known area near Torrevieja and the junction people said you had to take to get to Villamartin or Cabo Roig. Now La Zenia has its own reputation for being the place to be and own a property.

Construction of new build properties in La Zenia has also started to fill the plots which had been left empty in the wake of the property bubble rupture. Brand new properties in great locations at great prices are now becoming available again. This complements the thriving resale market of second hand properties.


How to Get To La Zenia and Zenia Boulevard

La Zenia is located at Junction 763 on the AP7 which runs north from Alicante and up to the French/Spanish border and to the south to Cartagena, Mazarrón, Almería and further south to the Costa del Sol. The N322, sometimes known as the "Coast Road" also runs from Alicante and Cartagena but not being a motorway it can have some traffic delays. Although the traffic is mostly light on the N332 using the motorway will save traffic holdups but it is a toll road and therefore you will have to pay for that privilege.

Alicante Airport is approximately 45 minutes drive to the north and is easily accessed via the AP7 motorway or the N332. Murcia Airport, which is actually located in San Javier, Murcia, is slightly easier to access being a smaller airport and a little closer at about 30 minutes away. Both Alicante and Murcia airports offer ample parking on the airport and there are off airport parking facilities too. Both airports serve most of Europe via the large and budget airlines such as Ryanair and EasyJet as well as most internal flight within Spain and the Spanish Islands although Alicante is more likely to offer a more extensive schedule as it's much larger.

The Beaches In La Zenia

"Costa Blanca" translates to White Coast and it's easy to see why this area has been given that name. All the beaches have fine white sand which is well groomed and cleaned throughout the year. The beaches even attract holiday makers from other regions with their own beaches. The human race seems to love the beach and the water and many people take advantage of our wonderful beaches in different ways. During the summer you will see the normal migration of people playing in and on the sand and swimming in the warm waters of the Mediterranean. Outside the summer seasons you will see people relaxing with a picnic or just taking in some winter sun to keep that tan up.

The beaches in La Zenia are all awarded Blue Flags. These Blue Flags are awarded to the beaches which have reached high standards in cleanliness and provide facilities, disabled access and water clarity. So no matter which beach you choose you will be assured of a high standard.

Like most things people have favourites and this is nothing new when it comes to the beaches here. Although they are all Blue Flag beaches, people tend to frequent one or the other for some reason. To the north side of the Servigroup Hotel La Zenia is a beach, Cala Cerrada, which is often used by surfers. The shape of the cove creates larger than normal waves and yet retains a safe swimming environment. To the southern side of the hotel is the beach everyone knows as La Zenia Beach because it's at the end of the main road from La Zenia roundabout. You will find the cafe/restaurant La Mirada there. This is a nice place to sit on the terrace and take a few drinks and sample some Spanish tapas or something simple like a pizza or a burger. However, the view is just fantastic. I suppose that's why they call it La Mirada, The Look or Gaze!

Just round the coast further to the south and there is another beach with a small island, well large rock called Isla Del Carmen. Here we see a lot of families take advantage of the calm waters and as such it's a really popular beach for families with small children.

If you take the path between any of these beaches you will find rocky beaches which are popular with people fishing and snorkelling.

On Christmas day La Zenia beach is taken over by people wearing Santa hats and Sunday bests as they set up tables on the beach to celebrate. Each year the tables get more and more elaborate but the atmosphere is stunning, and so is the weather; usually! The cafe/restaurant La Mirada located on the main beach in La Zenia is at its busiest on that day, especially if the weather is nice. It's a great place to go and take in the view of the sea. At that time of year the sea and sky are made up of contrasting shades of blue, something you only see when the sun is low in the sky.

As we have mentioned, another popular part of La Zenia's coast is the walkway. This footpath runs from Cabo Roig and follows the edge of the Mediterranean all the way into Torrevieja and beyond if you are up to it! From the early hours of the morning until the early evening you will see runners, joggers and strollers alike, all taking advantage of the spectacular views and fresh sea air. A famous Spanish pastime is to stroll along chatting about the day's events as dusk sets in and this pathway offers a great location to join in with this distraction from your life's troubles.

La Zenia is also the location of the areas only 4* hotel, Hotel Servigroup La Zenia. Located right on the beach with many of its rooms overlooking the sea this 4* hotel is a favourite place to stay for your holiday, business trip or spar treat!

Along the coast you will find a small selection of cafes, bars and restaurants and during the summer months "Chiringuitos" (beach bars) are installed. These beach bars are situated on each beach and provide food and drinks as well as toilet facilities. Some manage the sunbeds and umbrellas as well as selling a huge array of blow up beds, rubber rings, buckets and spades and other toys for the kids. At the same time during the summer the beaches are guarded by patrols and lifeguards. You will find the beach bars and lifeguards on the beaches between March and October.

Shopping and Zenia Boulevard



Apart from the beaches and the well-kept urbanisations, La Zenia offers one of the best locations to shop! Not always everyone's cup of tea but Zenia Boulevard has come up with a different concept. Instead of having an internal mall where you feel enclosed and away from the sun and air, which is what attracted you in the first place, Zenia Boulevard offers small streets, partially covered with shade sails giving the impression you are actually in a small city centre. The whole of the centre's footprint has underground parking and there are further parking areas on the outskirts of the centre.

Access is via the AP7 at junction 763 or follow the directions to the AP7 and Villamartin from the La Zenia roundabout on the N332.

Zenia Boulevard is anchored by Alcampo, a huge hypermarket selling virtually everything! But if that's not enough you can visit any number of the other major shops in the centre such as Mediamarkt for everything with a plug, Leroy Merlin for the DIY minded and more, Primark, C&A and many many more . If shopping is not your thing then just scrolling the streets of Zenia Boulevard's is a pleasure in itself and with free WiFi throughout you can stop by one of the cafes and catch up with friends or the news. Stop by the

"City Square" and watch the huge screen or relax and take in a show by the outdoor stage; most nights at 7pm. If your still not taken, try the fully equipped 10 pin bowling alley and amusement arcade or entertain the kids in the purpose built children's play park. Why not take a break and head for the restaurant area; you can get a burger from Burger King or fine dine in one of the restaurants. There is a wide variety of choices which offer international cuisine, snacks or just a coffee and cake. My favourite is Lizzaran, fresh pinchos brought to you at your table; take one or not depending what you want, easy and relaxed and a nice way to sample this famous Spanish pastime. If all this isn't enough you could try the casino or just get your tyres changed on your car!

Of course Zenia Boulevard is not the only place to shop, eat or drink. There are boutiques and shops selling everything from a newspaper to a mobile phone, beds to computers within La Zenia. The proximity of the shops, bars, restaurants and beaches makes this an ideal area where you don't need a car to enjoy your stay.

Entertainment

Zenia Boulevard offers nightly entertainment in the "City Square". This ranges from bands to shows. A huge screen positioned above the “City Square" shows the top sporting events so if you want to watch the football or the F1 then this is the place. But away from Zenia Boulevard you still have wide choice of bars and restaurants offering great food and entertainment. One that stands out is the famous Paddy's Point which offers traditional Irish food and beers, entertainment most nights and guaranteed a late night! Or take in some of the fine dining restaurants opposite the main La Zenia Taxi Rank. There are restaurants which will appeal to every taste including Spanish, Chinese, Indian, Japanese, Tai, German, French, Italian and Greek! If you are not looking for something formal like a restaurant then most of the bars sell snacks and some offer gourmet menus.

La Zenia is one of those places you can visit and never have to visit the same bar or restaurant and yet dine out every night.

Emergencies

La Zenia does not have its own health centre. Instead it shares the one located in Campoamor on the southern edge of Cabo Roig on the N332. This is your normal port of call for any health issues unless it's very urgent. Health centres also act as a sort of triage in anticipation of an urgent visit to the hospital.

There are many Chemists, dentists and other health related specialist in the area which cater for all requirements. If the problem is more serious you should make your way to the new hospital in Torrevieja which handles all types of ailments as well as having a fully equipped A&E serving the area.
